Original parts of the Sun Valley development include a post office, a fire and medic rescue station, a school, several churches, RV sales and an RV park, a livestock auction house, several businesses and about 100 to 150 homes. This newer section sits in the northernmost portion and has the best views! There are no homes in this area of Sun Valley yet, as most properties are being sold for the first time in many years. Lots are comfortably close to town, but not in a fully-developed subdivision.. Every property fronts on a legally platted road. Some of the existing roads are usable, but most are not yet graded in, so driving the family sedan to the property may not be possible. A 4-wheel drive or SUV will get you everywhere. Property Restrictions & Characteristics There are no subdivision restrictions for Arizona Rancheros: homes, mobile homes, and modular homes are allowed. There is no POA or HOA association. Camping and RVs are allowed on an occasional basis, which is great for visiting the area. There are no time limits on when to build, and no requirement to ever build. There are no liens or back taxes owed on the property. The subdivision corners and boundaries were surveyed and staked, but the individual lots were not. You may eventually want to have your property surveyed. Property Power & Water Power is close by —near the highway exit, and along Route 77 (about 2 miles west)—but not to these parcels yet. We were told that the power company will run power for the first 1/4 mile for free. For 2 new customers this is 1/2 mile, for 4 new customers 1 full mile, etc. Water is via storage or well, if you decide to have one drilled. Sewage would be by septic when you build. The City
