Glossary

Key terms explained

Option Consideration
An upfront payment by the buyer that secures the right to purchase the property. Often applied toward the purchase price. Usually non-refundable.
Option Price
The agreed purchase price locked in at the start of the RTO agreement. Protects the buyer from market appreciation during the term.
Rent Credit
A portion of each monthly payment that is credited toward the purchase price. Effectively builds equity while renting.
Term Length
The duration of the agreement β€” typically 1 to 30 years. At the end, the buyer exercises their option to purchase or walks away.
Down Payment
In owner finance, the initial payment made by the buyer. Can be negotiated directly with the seller β€” no bank minimums required.
Balloon Payment
A large lump sum payment due at the end of the term. Common in owner finance agreements β€” the buyer typically refinances to pay it off.
Due-on-Sale Clause
A mortgage clause that requires full repayment if the property is sold or transferred. Important to check before entering an owner finance deal.
Memorandum of Option
