What is Rent-to-Own?

Rent-to-own (RTO) is a real estate agreement that gives a buyer the exclusive right to purchase a property at a predetermined price after renting it for a set period of time โ€” typically 1 to 5 years, though terms can extend much longer.

Unlike traditional renting, a portion of your monthly payment can be credited toward the purchase price, helping you build equity while you rent.

How Does It Work?

A typical rent-to-own agreement has two components:

**The Lease Agreement** covers your monthly payment, term length, maintenance responsibilities, and what happens if you miss a payment.

**The Option Agreement** gives you the exclusive right to purchase the property at the agreed price before the term ends. You pay an upfront option consideration to secure this right.

Key Terms to Understand

**Option Consideration** โ€” An upfront payment that secures your right to purchase. Usually between 1-5% of the purchase price. Often non-refundable if you walk away.

**Option Price** โ€” The purchase price locked in at the start of the agreement. This protects you if the market appreciates during your term.

**Rent Credit** โ€” A portion of each monthly payment credited toward the purchase price. Not all agreements include this โ€” always check.

**Term Length** โ€” How long you have to exercise your option. Longer terms give you more time to save and improve your credit.
